Sunset in Singapore - by: Robert Swetz

Sunset in Singapore, by: Robert Swetz

This beautiful photograph was taken in Singapore by Robert Swetz in May of 2008.

On my trip to South East Asia in May of this year we had to leave Myanmar (Burma) because of a huge storm that hit the delta by the ocean that killed over 100,000 Burmese.

It was either Thailand or Singapore and I chose Singapore because it is one of the cleanest cities in South East Asia.

I took this photograph from a ride that you take straight up and it turns so you get a 360 degree view of Singapore. The view was much better than the photograph and I have never seen so many ships as I saw in Singapore.

If you ever visit South East Asia and you like clean cities, check out Singapore.

Here are some photographs of Cherry and myself roller blading in Singapore in May of this year. Cherry had never seen roller blades before in her country and it didn't take her long to get the hang of it.

The photo above was when Cherry first put on the Skates and after a hour she didn't need any help.

The photograph below is Cherry and her mother Nu Nu bonding after not seeing each other in 5 years.

We are still working on getting Cherry into the United States to live with us. Our Attorney is having problems getting answers from Home Land Security and has contacted Senator Harry Reid under President George Bush to try to help us.

" The Good with The Bad "

Mammoth Lakes - California by: Robert Swetz

" The Good with The Bad "

My post before this one is quite sad so I wanted to follow it up with something nice.

This is Beautiful Mammoth Lakes in California around a 5 hour drive from Las Vegas, Nevada and not far from San Fransisco and Los Angeles.

It is a very beautiful place to vacation, boating, fishing and enjoying the fresh air and beauty in the Summer and snow skiing approx. 5 months out of the year because of the high elevation.

Mammoth Lakes is about 1 hour away from Yosemite National Park, so you could kill two birds with one stone (just an expression) if you were to visit one, visit them both.

The photo below is of part of my new family and me, and they really love me for who I am!

Never judge a Book by it's Cover or by the way a person Looks - By Robert Swetz

Never judge a Book by it's Cover or by the way a person Looks - By Robert Swetz

I want to share a short story for you that I wrote for Active Rain Members.

This story is about a little boy that was born in the 1400s with a head that was shaped like a triangle.

When he was born, everyone looked at the little boy with disappointment and thought the boy looked like a freak.

The parents of the boy with the triangle head were so scared of the reaction that they would get when people looked at the boy, they never told anyone who the parents were.

As the boy grew older, everyone picked on him and called him a freak because he was so different.

It was very frustrating for the boy with the triangle shaped head. His parents continued to hide who they were.

Until the boy grew up to be a young man and then one day his parents had a big meeting in front of all the people of the town.

The people were all gathered at the town meeting and the boy and his parents stood in front of everyone. The people shouted, " Why did you bring this young man before us with the triangle head? "

The boys parents shouted back to everyone, this is our Son and he will be the next King of your land.

Everyone was shocked to see that the young man with the triangle head was royalty and a pillar figure.

The moral of the story is never judge a book by it's cover or by the way a person looks!

Jason Crouch - is this a good idea? Owner Financed/ Owner Will Carry Real Estate Properties

Owner Financed/ Owner Will Carry Real Estate Properties

There are many different ways of getting financed to purchase Real Estate.

There are Banks, Private Investors, etc. There is also Owner Financed/ Owner Will Carry (OF/ OWC)  which I have used many times when I was purchasing Lake properties in the Midwest.

One of the great advantages of OF/ OWC is it's all up to the Owner and not the Banks, etc. You can still run credit checks which of course is a good idea, but many people interested in purchasing Homes, Vacant Land, businesses, etc., are being shut down by the Banks, etc., refusing to finance them.

It's not always about credit and I have never been fond of Banks, Corporate America, and FICA Scores. I think it's all created to rob people of their money with high Interest Rates.

For example: A bad strike on your credit can be created so easy, but try to take this bad strike off of your credit and it's almost impossible.

My suggestion: If you have clients out there that have terrible credit scores and really want to purchase, and they have very good jobs and money to put down, try getting the property OF/ OWC.

One of the reasons I like OF/ OWC is for any reason you void your contract, instead of the property going back to the Bank (Corporate America), the money put down, etc. goes back to the Owner.

Owner Will Carry

Right now I am looking at some property in Northern California, 25% down, Owner Financed/ Owner Will Carry and take over their payments. It's a great deal and a great way to purchase Real Estate.

I have never had a problem with it and have purchased 6 different properties like this in the last 20 years.

Right now, there are hundreds of homes, condos, vacant land and businesses in Las Vegas, Nevada that you can purchase Owner Financed/ Owner Will Carry, forget the Banks and try to get yourself into a home right now. While Home Owners are desperate.

If you need help, This Lady will lend you a Hand or a great back rub!

Lady with a lending Hand

I ran into this Lady at the Venetian a week ago and asked her if she could give me a hand and help me with something, she said I would be more than welcome.

Then I mentioned to her that I have this huge group of friends at the Active Rain Network and there are some that are always looking for a helping hand. She gave me her phone number and told me they could call anytime, Her phone number is 702 (Helping Hand).

So if your ever in a bind and don't have enough hands to do all the things you need in the day, please feel free to call my friend anytime.

She lives in Las Vegas Nevada and is staying at The Venetian Hotel. You can usually find her hanging around The TAO restaurant located in The Venetian Hotel, getting a bit to eat.

Should you show homes to clients before loan approval?

Should you show homes to clients before loan approval?

This is a good question because I get so many clients that call me and walk threw the door saying, I'd like to look at homes.

How do you tell them in a nice way, have you been pre-approved or approved to purchase a home?

When I was first licensed I would drive all these clients around in Las Vegas, Nevada showing them homes in the $400,000 dollar range to find out their FICA score is in the lower 500s. And even if they did get approved by a lender, the lender will only borrow them $200,000.

I get clients all the time asking if I can get them pre-approved to purchase a home and I explain to them that I am not a lender, that I am a Realtor. When I explain to this to them they look at me and tell me something like in California Realtors do loan approvals too.

I wish sometimes there was this magic wand that I could wave and pow, your approved, I would be a very rich man.

With the way the market is there are so many lenders and banks that will offer loan approval and then before close of escrow back out. It's like a catch 22.

With the price of gas agents can't afford to drive clients around just for a joy ride without loan approval. And after showing them homes the bank tells them they can't borrow them the money because their credit is so bad.

Some Food For Thought - by: Robert Swetz

Inlay Lake - Myanmar (Burma) South East Asia

It seems we live in a world with both nice people and cruel people, ying - yang, positive & negative, what comes around goes around, do on to others as you would have them do on to you.

My food for thought this Tuesday morning is Possitive, like the beautiful scene you are viewing in the photograph above.

When people do cruel things to people, cruel things will come back to you. Maybe not right away, but they will come back and when something bad comes back to you, just remember you dished it out and now it's your time to take it.

When you do nice things to people, nice things will come back to you and this is a great feeling.

Let's try to be nice to each other and do kind things and make our world a better place.

Jealousy and cruelty are some of the worst evils of this World and there seems to be some of this going around, even at Active Rain.

Let's grow up everyone and act like adults and help one another. If certain members have great blogs, let's compliment them. If certain members are rising in the points, let's praise and compliment them. If certain members are rising up in the county, city and state where they are licensed, let's compliment them.

All good deeds from members should be left with nothing but good compliments.

Like the beauty of the photograph above, let's try to leave beauty and kindness in our comments to others at Active Rain.

Breath-Taking Photograph of South East Asia by: Robert Swetz

Three men fishing Inlay Lake (Burma)

This is a photograph that I took on my Vacation in Myanmar (Burma) South East Asia.

It is a very relaxing and interesting photo, these men are fishing from their boats with small thin nets and then they throw them in the bigger net setting behind them so the fish don't jump back in the lake.

I spent 3 days at a five Star Hotel right in the middle of Inlay Lake and it has to be my second favorite place to visit in South East Asia.

I have posted this blog for everyone, that they may have a relaxing Sunday, Enjoy!
